Victoria Falls town is the easy default: it lies immediately next to the falls2 on the Zambezi River5. The tour company Adventure Life calls it functional rather than particularly charming6, which is why plenty of people sleep in the suburbs, upriver or across the border instead.

Where to stay, area by area
Victoria Falls town
Victoria Falls town suits you if you want to walk. Shearwater Explorers Village is 400 metres from the Falls9, backpackers such as Shoestrings are a 15–20 minute walk10 away, and The Victoria Falls Hotel, an Edwardian-style hotel built in 190411, is in town too.
“Deluxe suites” covers two very different stays. The Victoria Falls Deluxe Suites is a hotel at 710 Aerodrome, 1.1 miles from the centre of Victoria Falls13, with free Wi-Fi, an outdoor pool and 24-hour room service14. At The Victoria Falls Hotel, the four Deluxe Suites start from $1,36215.
B&Bs and guest lodges in the suburbs
The suburbs are where the B&Bs are: quieter, and a taxi or shuttle ride from the falls. One example is 528 Victoria Falls, an owner-run boutique B&B in a leafy suburb16, listed from $210 per person sharing17 on bed and breakfast.
Amadeus Garden: owner-managed, B&B-style lodging 2 km from the Falls2.
Pennywise Cottages: a family-run B&B/lodge, a 20-minute walk or 5-minute taxi ride2 from town; you pay in cash, at the property18.
Liam Victoria Falls: a luxury bed & breakfast19 with 8 individually decorated rooms20.
Premier Guest Lodge: calls itself a bed and breakfast lodge21, yet Hotels.com.au lists breakfast at about USD 15 per person22 extra.
Batonka Guest Lodge: a 10–15 minute walk from the heart of Victoria Falls23, with a shuttle to town or the Falls at 10am and 3pm24.
Upriver in the Zambezi National Park
Upriver is the splurge end: Travel Butlers points to some 5-star lodges upriver in the Zambezi National Park1. Victoria Falls River Lodge is surrounded by the plains of the park25, and Old Drift Lodge offers a range of activities16.
Distance cuts both ways. Adventure Life says staying about 20 minutes outside town largely removes the helicopter noise, and most of the better properties outside town offer complimentary shuttles6. Lokuthula Lodges sit 4 km from Victoria Falls26, on a plateau above the park.
Is Livingstone a better base than Victoria Falls town?
For most people, no: Livingstone sits about 10 km from the falls28, and the Zimbabwe side has a wider choice of more affordable properties1. Livingstone is to Zambia what Victoria Falls town is to Zimbabwe28, and its hostels make the distance easy:
Jollyboys Backpackers: a free daily shuttle to Victoria Falls29.
Zinga Backpackers: a free daily drop-off at Victoria Falls and the Zambian border30.
Victoria Falls Backpackers Zambia: a daily shuttle to the falls31.
Thatched entrance and paved courtyard of the Royal Livingstone Hotel
On the riverbank, The Royal Livingstone by Anantara has 173 en-suite guestrooms32, and The David Livingstone Safari Lodge & Spa is within the Mosi-Oa-Tunya National Park33. Livingstone is also the side for Devil’s Pool: Tongabezi, which runs the Livingstone Island trips, says it usually opens mid-August to late December34.
Whichever side you sleep on, the Victoria Falls Bridge, a steel arch with a view of the falls from its centre2, is between you and the other. Plan the crossing with our page on getting to Livingstone, Zambia.

When to go
Season changes the view more than the bill. The rainy months, November to March, bring higher water and more dramatic falls, though the spray can obscure the view; by October the falls may be just a trickle2.
